Job Summary: The Project Manager - Subdivision is responsible for overseeing the planning, execution, and delivery of residential or commercial subdivision projects. This includes managing design, permitting, budgeting, scheduling, and coordination with consultants, contractors, and local authorities to ensure successful and timely project completion. Key Responsibilities: Plan, coordinate, and manage all phases of subdivision development projects, from concept through construction. Develop and manage project budgets, schedules, and resource allocation. Coordinate with civil engineers, surveyors, planners, and other consultants during design and permitting stages. Obtain and manage required approvals, permits, and entitlements from municipal and regulatory agencies. Manage tendering and procurement processes; select and oversee contractors and subcontractors. Monitor construction progress to ensure compliance with design plans, quality standards, and safety regulations. Act as the primary point of contact for internal teams, clients, contractors, and local authorities. Conduct site visits and inspections; resolve on-site issues promptly. Ensure all documentation is maintained, including contracts, change orders, schedules, and reports. Identify project risks and implement mitigation strategies to minimize impact on timelines or costs. Qualifications & Skills: Bachelor's degree in Civil Engineering, Construction Management, Urban Planning, or a related field. 5 years of experience managing land development or subdivision projects. Strong understanding of local planning regulations, zoning laws, and permitting processes. Proven ability to manage multiple projects and teams concurrently. Excellent communication, negotiation, and organizational skills. Proficiency in project management software (e.g., MS Project, Primavera, or similar).
