Location : Anywhere in Australia (Work from Home or Flexible) Engagement : Subcontractor paid per transaction Expected Income : $180,000 to $250,000 OTE Start Date : Immediate Reports To : Head of Investment and Advisory Commercial The Opportunity Follio is growing nationally and is looking for an experienced and results driven Commercial Buyers Agent or Acquisitions Specialist to join our network as a subcontractor. This role is ideal for a commercial property professional who thrives on flexibility and autonomy with a clear focus on sourcing and securing high quality assets. There is no client management involved we handle that. Your role is to deliver the deal. You will be responsible for identifying commercial investment opportunities that align with our acquisition briefs managing the due diligence process and progressing transactions through to acceptance. We supply the briefs and support you secure the outcome. Key Responsibilities Source and present commercial properties across Australia primarily off market Conduct detailed inspections and due diligence including reviewing leases tenant covenants and yield profiles Manage negotiations and coordinate all stages of the acquisition process Maintain accurate deal documentation and CRM updates Liaise with selling agents to ensure timely access to property information Provide regular pipeline updates to the Head of Investment and Advisory What You Bring A proven background in commercial property acquisitions buyer advocacy or sales Strong agent network and access to quality off market opportunities Experience with lease analysis yield assessments and commercial due diligence Clear communication skills and strong negotiation ability Organised proactive and accountable Licensed to transact commercial property in your state or territory Full Australian working rights What We Offer No client management Consistent pipeline of live acquisition briefs Attractive per transaction remuneration Estimated income between $180,000 and $250,000 OTE Complete flexibility to work from anywhere Backing from an experienced advisory and operations team Exposure to a broad range of commercial asset types including retail medical industrial and mixed use
