The position of Director, Development, is essential to ensuring a consistently high level of management of all development clients, interaction across all facets of the residential business and support in growing the Residential Project Marketing, Residential Site Sales and Residential Project management departments. This role is responsible for executing an agreed strategy for the department, driving results on service, reputation and market penetration and generating new business in residential development. The main responsibilities of this role include: Prepare development appraisals and feasibility studies using Argus software on sites suitable for residential development.
Provide tailored advice on factors affecting development appraisals such as finance and other valuation matters. Use investment, comparable and development appraisal methods of valuation where appropriate to advise on current site value as well as proposed site value. High level advice on local planning constraints and assess the value implications identified in detailed planning reports.
Source and assess Land Registry documents to advise on title restrictions. Provide consultancy and market led feedback on building design and site layout for Development Application process. Advise on value implications of individual site disposals as well as portfolio disposals.
Research and analyse comparable development site sales and investments to identify relevant trends. Prepare written pitch documentation incorporating appraisal advice and recommended sales strategy. Present and explain pitches to client to ensure understanding of the process.
Source and incorporate advice from other relevant specialists on mixed use sites. New business contract negotiation and administration. Package all information relevant to the disposal process to enhance market exposure Conduct marketing campaign and sales process utilising internal CRM systems.
Oversee follow up fee generating initiatives based on outcomes and trends identified in research reports. Internal revenue forecasting for wider business planning. To be considered for this role you will have: Extensive experience as a RICS accredited land surveyor in the Residential Development sector Substantial experience working for a global Residential Property Advisory company Demonstrable track record of sales in prime and ultra-prime residential markets in Australia in addition to key global hubs such as London, Hong Kong, Singapore and Shanghai Experience in coordinating Asian sales networks Significant experience managing (as the lead or primary agent) a diverse property portfolio comprised of large-scale site sales and acquisitions Real Estate License or willingness to obtain Real Estate license – must have Certificate of Registration minimum Strong communication (written and verbal) and presentation skills Strong stakeholder management and relationship development skills High level analytical and strategic thinking skills Negotiation ski....
